KfW 262 — Efficient Building Loan for Renovations

The KfW 262 program provides low-interest loans for comprehensive energy renovations that achieve an Effizienzhaus standard. What makes it unique is the Tilgungszuschuss (repayment grant): a portion of the loan you never have to repay. For an Effizienzhaus 55, the repayment grant is 20% of the loan amount. For EH 40, it's 25%. This effectively combines a cheap loan with a significant grant, making deep renovations financially attractive.

Grant Amounts

Loans up to 150,000 EUR per residential unit. Repayment grants: 5% (EH 85) to 25% (EH 40) of the loan amount. A 150,000 EUR loan for EH 55 includes a 30,000 EUR repayment grant.

What is a Tilgungszuschuss?

A Tilgungszuschuss is a repayment grant — a portion of the KfW loan that you don't have to repay. For example, with a 150,000 EUR KfW 262 loan achieving Effizienzhaus 55, you receive a 30,000 EUR Tilgungszuschuss, meaning you only repay 120,000 EUR.

How do KfW 262 and BEG EM differ?

KfW 262 is for comprehensive renovations achieving an Effizienzhaus standard (whole-building approach). BEG EM (Einzelmassnahmen) is for individual measures like a single heat pump or window replacement. They cannot be combined for the same measure.
